In this video, I discuss whether the U.S. housing market will crash in 2021. Many people are worried about a repeat of the 2007-2011 housing market crash. I argue that investors are always "fighting the last war," and that there is practically 0% chance of a real estate market crash over the coming years. This mostly has to do with the Fed's money printing. Quantitative easing devalues the US dollar against real assets, and as such will be very good for real estate and gold. Low interest rates make mortgages more affordable, as well as driving investors out of cash and into investments with higher yields like real estate. Right now, you can find rental yields of 5-10% in many parts of the country, which compares favorably to current savings account rates. So when you buy an investment rental today, you get a high current yield, while you wait for the Fed to continue to drive housing market prices much higher over the coming decade.
