TAMPA Florida Real Estate: 2021 Housing Bubble WORSE than 2007?

Tampa, Florida's Housing Market has been one of the hottest in America over the last five years. So much so that home prices across the Tampa / St. Petersburg metro area have more than doubled over the last decade. This leaves home home buyers and real estate investors wondering whether the 2021 Housing Bubble in Tampa is worse than the previous one in 2007. The previous Housing Bubble hit Tampa very hard, with the typical home price crashing by 50% from 2007 to 2012. This left many Tampa home owners underwater and many investors lost everything. With 2021 real estate values now above their 2007 levels many are worried that a similar crash will occur. The good news: Tampa has much stronger economic and real estate fundamentals now compared to 15 years ago. Migration figures into the metro are very strong, while the amount of new building is much lower. This means another 50% decline is unlikely. However, Tampa does have one big issue that could drag down the housing market: AGE. Tampa is one of the oldest large metros in the country, with a median age of 42. The share of homes owned by seniors keeps climbing and climbing, as high as 44% in Pinellas County, which comprises cities like St. Petersburg and Clearwater. This aging is problematic because at some point the older home owners will vacate their homes for senior living facilities, nursing homes, or even the hospital. This will cause inventory to spike in these markets and potentially lower prices. Hillsborough County - the mainland Tampa county - is more insulated from this result. It's median age of 37 and low rate of senior home ownership means that it is likely more insulated from the negative impacts of aging on the local real estate market.
