Are BlackRock and Wall Street buying up all the homes in America? That's what frustrated home buyers and real estate investors are starting to think in 2021 with US Home Prices is near record highs while inventory is near record lows. FACT or FICTION: is BlackRock and Wall Street buying up homes? The US Housing Market looks like it's in a massive bubble in mid-2021. Home prices are at record highs compared to rent, wages, and inflation. Many are now suspecting that Wall Street might be to blame, with some accusing BlackRock, REITs, and Hedge Funds of buying up homes across the country. Wall Street started investing in the US Housing Market back in 2012, after the last housing crash. Three companies - Invitation Homes, American Homes 4 Rent, and Waypoint Homes - all debuted around the same time as institutional investors. They bought up homes at bargain prices, often out of foreclosure. They then rented these homes to Americans for cash flow. Today Invitation Homes and American Homes 4 Rent are the largest single-family home owners in America. Their combined portfolio spans 130,000 housing units across the country, primarily concentrated in Sun Belt markets such as Georgia, Florida, Phoenix, and Nevada. How much are those 130,000 homes as a percentage of the US Housing Market? A measly 0.15%! That's right - the two biggest landlords in America only own about 1 out of 750 homes. The crazier thing is that their ownership rates have been flat - or in some cases are declining - over the past five years. BlackRock is in a similar boat. It's real estate portfolio measures $25 Billion as of Q1 2021. Assuming that all of that is invested in US Single-Family Homes, they would account for just 0.07% of the total value of the US Housing Market. The data is saying that the BlackRock / Wall Street Housing Takeover is FICTION. In fact, the biggest surge in investor demand is actually coming from small, mom & pop investors. Data from Core Logic suggests that through 2018 small investors grew housing demand the most!
