Mortgage applications have also decreased, raising the question: why are people reluctant to buy homes, despite their desire to do so? The issue lies in homeowners' reluctance to sell due to low mortgage rates. Many fear losing their incredibly low interest rates (ranging from 2.5% to 4%) by trading up for higher rates (around 7%). This situation applies to nearly two-thirds of Americans with 30-year fixed mortgage rates. Consequently, we're stuck in a stalemate where neither buyers nor sellers can make a move. Low volume in the housing market, combined with factors reminiscent of the 2008 crash, poses a significant risk. The months' supply of homes metric, currently at 8-9 months, further highlights this risk. While we don't know the exact catalyst for a potential crash, it could stem from a continuation of the banking crisis or significant job losses. Recent bank failures and the possibility of millions of jobs being lost due to debt default could have detrimental effects on the housing market. While I can't predict the future, the evidence suggests a potential downturn or crash. However, this situation can present opportunities for those prepared.
