A variable rate mortgage is when the interest rate on the mortgage is not fixed for the entire duration of the loan. Some are in 5/1 variants, which means the first five years are fixed, then it readjusts every year after that depending on where the market is at. 🔻 Since the rates aren’t fixed, the banks are willing to give you the loan at a slightly lower interest rate. If rates never moved, then taking a variable interest rate would be better since you would be paying a lower amount. 🙅🏻 However, as we’ve seen in the last few months, rates definitely DO NOT stay the same! If you got a variable interest rate loan in early 2018, your mortgage payments will nearly double due to how much the interest rates have increased! 🤦🏻 If you’re a real estate investor with a variable rate mortgage, you open yourself up to more risk and the chance to lose a tremendous amount of cash flow. When buying a property, we recommend going with a fixed interest rate mortgage to reduce the variability. 🏡 As long as you buy right on day 1, you should have a decent amount of cash flow, and if rates go down in the future, you can always refinance!
