Dubai’s AED 1.5B Al Fay Road Extension – Impact on Traffic & Nearby Real Estate Developments

🚧 Overview of the Project Dubai’s Roads and Transport Authority (RTA) just announced a massive AED 1.5 billion upgrade to Al Fay Street — and this will be a total game-changer for real estate in areas like JVC, Dubai Sports City, Tilal Al Ghaf, Damac Lagoons, and The Oasis. • Contract awarded: AED 1.5 billion (~USD 405 million) on 19 January 2025 . • Scope: Extends Al Fay Street from Sheikh Mohammed bin Zayed Road, through Sheikh Zayed bin Hamdan Al Nahyan Street, to Emirates Road. Includes 13.5 km of bridges and 12.9 km of roads, across five major intersections . • Traffic capacity boost: Designed to handle up to 64,400 vehicles per hour, serving around 600,000 residents and visitors . • Phasing: • Phase 1 (to be completed by 2027): Focuses on the intersection of Al Khail Road and Sheikh Mohammed bin Zayed Road. • Phase 2 (target 2028): Covers the remaining four intersections . ⸻ 🔄 Breakdown of the Five Intersections 1. Al Khail Rd ↔ Sheikh Mohammed bin Zayed Rd • Two-lane, 1,255 m bridge for left-turn traffic (~3,200 vehs/h). • Two additional two-lane bridges (2,040 m total) for traffic in both directions (~6,400 vehs/h). 2. Dubai Sports City ↔ Dubai Production City • Four-lane bridge (960 m) in each direction (~14,400 vehs/h). • Roundabout converted to signal-controlled intersection + 780 m, two-lane grade-separated service road (~3,200 vehs/h). 3. Sheikh Zayed bin Hamdan Al Nahyan St Intersection • Three-lane bridge each way (1,400 m, ~9,600 vehs/h) + five-lane bridge same length (~9,000 vehs/h). • Two service roads, each three lanes (1,400 m, combined ~9,600 vehs/h). 4. Al Fay St ↔ Emirates Road • Two-lane, 1,000 m bridge enabling left turn from Al Fay to Emirates (~3,200 vehs/h). • Another two-lane, 1,150 m bridge for left-turn traffic from Emirates to Al Fay (~3,200 vehs/h). 5. Direct link to Dubai Production City • Two two-lane bridges covering 2,250 m (~6,400 vehs/h). ⸻ 🛣️ Why It Matters • New east‑west corridor connecting Al Khail Road → Emirates Road → Sheikh Mohammed bin Zayed Road • Smoother connections to: Dubai Sports City, JVC, Production City, Jumeirah Golf Estates, Tilal Al Ghaf, DAMAC Lagoons, The Oasis, Remraam • Massive capacity increase, aiming to reduce congestion on key arteries. ⸻ 💬 Public Response On r/dubai, locals are pretty upbeat: “RTA have just announced project to complete extension of Al Fay Rd. all the way to E611. This should really help a lot of people in communities such as Jumeirah Golf Estates, Tilal Al Ghaf, Mudon, Town Square etc” Another highlighted the direct JVC link: “Wow this is a game changer for JVC!!! … Two bridges … will also be built to facilitate direct traffic to and from Jumeirah Village Circle …” Still, some concerns persist about existing bottlenecks (like Al Khamila Road), which RTA hasn’t addressed yet . ⸻ 📅 Timeline at a Glance Phase Timeline Key Works 1 2025–2027 Al Khail / Sheikh Mohammed bin Zayed Rd intersection 2 2027–2028 Remaining four intersections and service roads ⸻ Whether you own property in these areas or are thinking about buying, this infrastructure project will directly affect property values, community access, and rental demand. ✅ Summary This AED 1.5 billion RTA strategic upgrade, underway through mid‑2028, will markedly improve east‑west mobility in south‑central Dubai. It’s a game‑changer for neighborhoods like JVC, Production City, and new communities west of Al Khail. While existing pinch‑points remain (e.g., Al Khamila Rd), this extension promises major relief—and sets the stage for further enhancements. #DubaiRealEstate #AlFayStreet #JVCDubai #DubaiInfrastructure #DubaiProperty #vitaliigrytsenko
