The median home value in California increased by a projected 20.3%. We had the highest number of sales since 2015, and the lowest average interest rates during the same time period. The largest drivers in the housing market last year were the severe supply shortage and extremely low interest rates that fueled strong buyer demand. The California Association of Realtors is expecting another strong year in the housing market. The total number of closed sales is expected to decrease slightly, largely due to supply shortages and rising home prices. For they year, they are expecting a 5.2% increase in the median home price. This is far below the 20.3% we saw last year. The slowdown is largely due to the expectation of rising interest rates and the drop in home affordability.
